Per the Pennsylvania Planned Community Act, when a homeowner sells a home that belongs to a Planned Community, the Seller is to furnish the Buyer with a Certificate of Resale and copies of the Association Declaration (other than plots and plans), the Bylaws and the Rules and Regulations of the Association.
In order to request a Resale Certificate, please contact Paradigm Properties Group in writing (by email to [email protected]) with the property address, seller's names, and anticipated date of closing. Please note that there is a $75.00 processing fee for the completion of a certificate. We will return an invoice with the completed certificate by email. The processing fee can be paid at the closing through the settlement company.
For agents and closing companies, we have also included the Info Sheet below for assistance in dues pro-rations, as well as information on initial capital fees and where to send payments. Regardless of if any fees are collected at settlement, we do ask that all settlement statements for this community be sent to us at the address on the dues schedule so that we can update our records accordingly.
